Do you walk around the house with the appraiser?

It is typical for the appraiser to conduct the interior and exterior inspection alone.  However, it may be useful to accompany them to point out recent home improvements, any special features, or any deficiencies that may affect the property’s market value positively or negatively.  You should never try to influence or persuade the appraiser to reach a certain value conclusion.  All appraisers are ethically required to independently develop all assignment results free from undue influence.
