Rural Comes With Its Own Challenges
Putnam is the most rural of the counties we serve: larger lot sizes, well and septic systems instead of municipal utilities, and fewer annual home sales than its more suburban neighbors. That last point matters for appraisal work. With fewer recent sales to draw from, finding a truly comparable property takes more digging, and it’s easy for an appraiser unfamiliar with the area to force a bad comp.
